Why home staging increases property value for landlords and housing associations

Data from the 2025 Profile of Home Staging shows staged properties attract higher offers and let faster. Here is what that means for landlords and housing associations investing in their stock.
Home staging is no longer just for the private sales market. For landlords and housing associations looking to improve occupancy, increase rental income and protect asset value, the evidence is clear.
The 2025 Profile of Home Staging, published by the National Association of Realtors (NAR) Research Group, surveyed over 1,200 property professionals and found consistent, measurable returns from well-presented properties.
The numbers that matter
Staged homes achieve higher offers 19% of sellers' agents reported an increase of 1% to 5% in the value offered by buyers on staged properties compared to similar unstaged ones. A further 10% reported increases of 6% to 10%.
Staging reduces time on market 30% of sellers' agents reported slight decreases in time on market when a home was staged. 19% reported a great decrease.
Buyers respond emotionally to staging 83% of buyers' agents said staging made it easier for buyers to picture a property as their future home. 60% said staging had an effect on most buyers' view of the home.
What this means for rental stock
For landlords, a property that lets quickly and commands a stronger rent reduces void periods and boosts annual income.
For housing associations, well-presented homes support tenant wellbeing, reduce turnover and demonstrate genuine care for residents. That matters for compliance, reputation and long-term asset management.
The rooms that make the biggest difference
According to the NAR data, the living room was the most important room to stage for buyers (37%), followed by the primary bedroom (34%) and the kitchen (23%).
These are the same spaces that most affect a tenant's decision to commit to a property. Investing in warm, welcoming and functional versions of these rooms has a direct impact on how quickly a property is taken.
